If you're considering remodeling your kitchen, one of the most important questions you'll ask is "How much will it cost?". Nobody likes to be surprised with the cost at the end of the project, so always make sure you have a good idea of cost prior to starting one.
Kitchens come in all colors and sizes, and they also have a great number of options. It's just like buying a car, where the cost depends on the kind of car, and the options you want. Looking around a bit will tell you that there's a huge range in prices. A remodel could be as low as $15,000, or even $100,000 at the high end. The national average for a kitchen remodel in 2008-2009 was approximately $21,000 for a minor remodel, and $57,000 for a major one. That range is still pretty big, so you're probably still wondering what the right number is for you.
One helpful approach is to use the value of your home as a guide. Conventional wisdom says to price a kitchen remodel at 15 percent of the home's value. So if your house is valued at $250,000 then your remodel would fall around $37,500. That said, it's always a good idea to keep a 10-20 percent buffer, as there could be unforeseen issues that increase cost.
The design of your remodel is ultimately what is going to drive the price. Even so, there are still some items that will consistently be the bulk of any budget. The following items were identified by National Kitchen and Bath Association as the largest cost contributors to a remodel (as a percent of total)
- Cabinets: 36%
- Countertops: 14%
- Appliances: 12%
- Flooring: 6%
- Hardware: 6%
- Lighting/Fixtures: 6%
The construction costs, permit costs, and design costs will comprise the rest of your budget. These can vary from 25% to 50% depending on the scope and the size of your remodel.
